Market Adjust

Time adjustments a reviewer can follow

Upload the sales export you already pull from your MLS. Market Adjust fits the market's trend from those sales and adjusts each comparable from its own contract date to your effective date. Each adjustment comes with an interval and the method behind it, in a PDF exhibit for your workfile.

What you get

An adjustment per comparable

Measured from each comparable's contract date to your effective date, as Fannie Mae asks, with an interval rather than a bare rate.

Time and property differences, together

The trend is estimated jointly with size and the other characteristics in your export, so a month when larger homes sold is not read as a price rise.

Checked against the FHFA index

Local evidence is weighed against the published house price index for your metro, and the exhibit shows how much of each figure came from your sales.

Ready for the report

A PDF exhibit for the workfile and the chart as an image for the URAR's Market Exhibits section. Problems with the data are stated in plain words, not hidden.

How it works

  1. Upload your MLS sales export as CSV — wider than your comp search, 12 months at least.
  2. Confirm the columns. Common MLS headings are recognised; anything uncertain is asked, not guessed.
  3. Enter the subject and choose up to 4 comparables from the sales you uploaded.
  4. Review the trend. Click outliers off the chart and watch the adjustments update.
  5. Lock the report and download the exhibit and the chart image. Locked reports stay in your saved reports.

UAD 3.6

The redesigned URAR has a Market Exhibits section that takes a price trend graph, and the GSEs expect a time adjustment to rest on market evidence. Market Adjust produces that evidence for closed sales. It is not the whole market analysis: active and pending listings remain yours to analyse. It is a tool you describe in your report, and no GSE certifies appraisal software.

Your data

Your export is read and then discarded. Only the columns the model uses are kept, for up to 30 days while a report is a draft. Each account's data is kept apart from every other's, and nothing is pooled across customers. The privacy policy has the details.

The guide explains what to export, how to read the interval, and exactly what the calculation does.
